Most HVAC problems don't show up overnight. They build slowly - a worn contactor here, a clogged drain line there - until one hot day the system just quits. That's exactly what regular maintenance is designed to prevent.

We recently took care of tune-ups on both Goodman and Lennox systems here in Lake Oswego. These are two of the most common brands you'll find in homes around the area, and both have their own quirks to watch for. During a maintenance visit, we're checking electrical connections, measuring refrigerant levels, inspecting the coils, and making sure the furnace components are clean and functioning the way they should be.

The Lennox setup we serviced is a more complex system - high-efficiency furnace with a full network of PVC condensate lines, refrigerant connections, and control wiring all packed into a tight mechanical room. Systems like this need a trained eye. Miss something small, and it can cascade into a much bigger issue down the road.

The outdoor condenser work is just as important. Running electrical diagnostics on the unit - checking amp draws and verifying the disconnect is in good shape - tells us a lot about how hard the system is working. If those numbers are off, something is wearing out and needs attention before it fails completely.
